Quizás muchos de nosotros desconozcamos qué es y por qué es obligatorio un certificado energético para alquilar o vender una vivienda. En este artículo queremos dar respuesta a todas esas dudas que nos surgen en relación al certificado energético de las viviendas. En muchas ocasiones, los propietarios se enteran porque lo exige nuestra asesoría inmobiliaria para gestionar la venta o alquiler de la vivienda.
¿Qué es un certificado energético?
Un certificado energético es un documento imprescindible para vender o alquilar un inmueble. El certificado energético informa sobre el consumo energético y sobre las emisiones de CO2 de un inmueble que se anuncia en venta o alquiler.
¿Por qué es obligatorio?
El certificado energético es obligatorio en España desde el 1 de junio de 2013 para poder vender o alquilar un inmueble habitable.
Esto lo regula el Real Decreto 235/2013 a través de una Directiva Europea que han acatado todos los estados miembros de la unión.
La responsabilidad de obtener este certificado energético es del propietario de la vivienda, quien debe contratar el servicio a un técnico certificador. En PDA contamos con un arquitecto técnico colegiado que puede realizar el certificado energético de la vivienda, solo tiene que encargarlo en nuestra oficina o hacer la petición a nuestro email inmobiliaria@www.pdasesores.es y se pasará a realizar el certificado.
La etiqueta energética
Con el certificado energético se obtiene una etiqueta energética que es donde se resume la información del certificado. Esta etiqueta indica las calificaciones de emisiones y de consumo que el inmueble ha obtenido en su certificado energético, en una escala de colores que va de la A, la más eficiente, a la G, la menos eficiente.
Si publicas el inmueble
En caso de que publiques el inmueble en portales inmobiliarios, páginas web, o cualquier otro anuncio publicitario, la etiqueta del certificado energético debe aparecer. En PDA, siempre la tenemos presente en nuestro escaparate, en nuestros portales y en nuestra web.
Por ello, para completar el expediente de nuestros clientes, es necesario que los propietarios nos faciliten el certificado energético del inmueble para incluirlo en nuestros anuncios.
Si el inmueble de vende
En caso de venta del inmueble, el propietario está obligado a entregar el certificado energético al comprador. Es un documento que debe incluirse en el contrato de compraventa y lo va a requerir el propio notario a la hora de firmar las escrituras. Sin él, no se podrá realizar la transacción.
En caso de alquiler, se debe mostrar y entregar una copia del certificado al inquilino. También se solicitará el certificado energético a la hora de depositar la fianza de un alquiler en el organismo oficial que corresponda.
¿Cuánto cuesta y qué validez tiene?
El certificado energético tiene un coste variable, pero su precio oscila entre 150 y 300 euros. El certificado tiene una validez de 10 años por lo que, en ese periodo no será necesario realizar un nuevo certificado energético si la vivienda se alquila o se vende de nuevo.
Multas por alquilar o vender sin certificado energético
Vender o alquilar sin disponer de certificado energético supone infracciones que oscilan entre los 300 y 6000 euros. La gravedad de las infracción se divide en leves, graves o muy grabes y están determinadas en la Ley 8/2013, de 26 de junio.
Realizar el certificado energético
Como hemos visto, es necesario e imprescindible presentar el certificado energético en nuestra agencia. Si tienes un inmueble que poner a la venta o alquiler, puedes presentarnos este documento o encargarlo en nuestra asesoría por solo 150 euros, más IVA y un técnico visitará tu inmueble y realizará el certificado energético.
